It was big news for Canada Lands Company when we recently acquired the Sam Livingston building, just on the edge of downtown Calgary. Canada Lands is currently working to lease the 45,000 square feet of office space while simultaneously planning the site’s future redevelopment.
Although the property is vacant right now, we see a great opportunity in this location for Calgary and its booming business community. Redevelopment planning is still in its nascent stages, but with all the pieces in place and the great neighbourhood the site is located in, it’s not too early to get excited about this project’s potential.
In addition to the Sam Livingston building, CLC is proud to have redeveloped the former Canadian Forces Base Calgary into award winning communities at Garrison Woods and Garrison Green. We also recently launched a new website for Currie Barracks; a third, new residential development with a rich mix of land uses, housing types, and servicing innovations based on principles of smart growth and sustainable community design.
Calgary is one of Canada’s fastest growing cities, economically and quite literally. According to a recent presentation by the Conference Board of Canada, non-residential real estate development is on the rise while Calgary’s real GDP average annual growth is projected to surpass all other Canadian cities by the year 2015.
Canada Lands Company has been an active part of that growth and we are proud to continue that trend well into the future.
Pour la Société immobilière du Canada, l’acquisition de l’édifice Sam Livingston, près du centre-ville de Calgary, a été tout un événement. En ce moment, la SIC cherche à louer les bureaux de cet édifice d’une superficie de 45 000 pieds carrés, tout en s’occupant de la planification du réaménagement du site.
Même si la propriété est actuellement vacante, nous pensons qu’elle présente d’excellentes possibilités pour Calgary et son secteur des affaires en pleine effervescence. La planification du réaménagement commence à peine, mais tous les éléments en place et l’emplacement du site dans ce quartier agréable nous poussent à imaginer un avenir très positif pour le projet.
En plus de l’édifice Sam Livingston, la SIC est fière d’avoir réaménagé l’ancienne base des Forces canadiennes Calgary, la transformant en quartiers primés : Garrison Woods et Garrison Green. Calgary est une des villes à croissance la plus rapide au Canada, sur le plan économique et sur le plan de la population. D’après une récente présentation du Conference Board of Canada, l’aménagement immobilier non-résidentiel est à la hausse, alors que selon les prévisions, la hausse annuelle moyenne du PIB réel de Calgary devrait dépasser celle des autres villes canadiennes d’ici 2015.
